Built by people who had the problem first
SmarteBuild is made by BREINZ PTY LTD, a Brisbane software company building tools for builders and trades. It exists because the people who made it kept watching the same numbers get typed in four times.
Where it came from
SmarteBuild was developed in consultation with more than 100 builders across Australia, and in collaboration with teams from theQueensland University of Technology.
That is why the workflow follows the arc of a residential job rather than the shape of a database: price it, win it, buy it, build it, claim it. Every module hands off to the next one, because that is how the builders we sat with described their week.
It is built for Australian residential and small-commercial builders — usually a team of three to fifteen, with someone pricing in the office and someone running the site — who have outgrown pricing in spreadsheets and writing claims in Word.
What we care about
- Australian-built, for Australian contracts and Australian terminology
- One number entered once, then carried through the whole job
- Works on site, not just at a desk
- Month to month, with no lock-in contract
- Regular updates, included rather than charged for
Built for how Australian residential jobs actually run
Plenty of construction software is excellent and built for somewhere else. The details that matter here are not the headline features — they are the small assumptions underneath them.
Progress claims by contract stage
Deposit, base, frame, lock-up, fixing, completion — each a fixed percentage of the contract sum, the way most domestic building contracts here are written. Not an American percentage-complete model with stages bolted on.
PC and PS allowances
Prime cost and provisional sum items are first-class, because that is how a residential contract handles a client who has not chosen the tapware yet — and the difference between the allowance and their choice is a variation.
GST, and margin where you expect it
Prices, markups and GST sit on the item, so the sell rate is built the way an Australian estimator builds it rather than reverse-engineered from a total.
Call-ups, not "crew scheduling"
A residential builder does not employ the trades. They call them up, with the notice each one needs, and chase the ones who have not confirmed. That is a different job from rostering staff, and it is the one the schedule does.
Documented, in the open
Every module has written documentation — not a marketing tour, but the detail someone actually using it needs, including the parts where a thing can go wrong and what to do about it. It is public, and you can read it before you sign up for anything.
That is deliberate. Software that is hard to explain is usually hard to use, and a vendor unwilling to show you the manual before you pay is telling you something.
Brisbane, and we answer the phone
Support is by email and live chat, from people in the same timezone as your job. There is no offshore first line and no ticket number before you can speak to somebody who knows the product.
The trial runs for thirty days with no credit card, and the plans are month to month afterwards. If it does not suit the way you work, nothing happens when you stop.
Talk to us
The team is in Brisbane and answers the phone. If you want to know whether SmarteBuild fits how you work, ask — it is a quicker answer than a feature list.
