One price for your whole company

The Estimator plan is A$189 per month, the Builder plan is A$379 per month and the Developer plan is A$689 per month, all in Australian dollars and all including GST, for your whole company with unlimited users and storage. Pay annually and it is ten months for twelve: A$1,890, A$3,790 or A$6,890 a year. Enterprise is priced on request. There is a free 30-day trial first, and no credit card is needed to start it.

Yes. Every price on this page includes GST, so the figure you see is the figure you pay — nothing is added at the checkout. If you are registered for GST you can claim the GST component back: it is A$17.18 of the A$189 Estimator plan, A$34.45 of the A$379 Builder plan and A$62.64 of the A$689 Developer plan. Your tax invoice shows it separately.

Nothing is deleted and nothing is charged — there is no card on file to charge. Your projects, estimates, drawings and files stay exactly as you left them for six months. Come back whenever you are ready, pick a plan, and carry on from where you stopped rather than starting the job again. Most builders trial software in the middle of a live job and then get busy; that should not cost you the work you have already put in.

No. Monthly plans are month to month, and an annual plan is simply twelve months paid up front at the price of ten. You can change plan or cancel at any time, and you keep access until the end of the period you have paid for.

A good spreadsheet is fine at pricing a job, and you can bring your price lists across rather than retyping them. Where it runs out is everything after the price: it does not raise the orders, it cannot tell you what has already been committed against each cost code, and it does not build the next progress claim. Those are the places a job quietly loses money, and they are what SmarteBuild does from the same numbers you priced with.

One variation that never gets charged, one supplier invoice paid twice, or one progress claim that goes out a fortnight late can be worth more than a year of the plan — and the plan covers every job and every user in the company. Estimator covers everything up to winning the job: leads, take-off, the bill of quantities, cost codes, price lists, tenders and quotes received. Builder adds everything for running the job — purchase orders, expenses, variations, progress claims, the schedule and call-up sheets, site diary, timesheets, checklists and safety, defects with supplier notices, cash flow, colour selection — and the mobile app. Enterprise is Builder plus features for franchises and multi-entity businesses running several companies as one.

The Developer plan is for builders who also develop their own sites — two to ten townhouses, units or lots. On top of everything in Builder it adds a Development section. The feasibility works out whether a site is worth buying, and it does it from the estimate you have already built in SmarteBuild rather than a rate per square metre, which is the number most spreadsheets get wrong. It runs the cash flow month by month across land, approvals, build and sales, handles full GST or the margin scheme, draws equity first and then the loan with interest capitalised monthly, and gives you profit, margin on cost and on sales, project and equity IRR, NPV, peak debt, peak equity, loan-to-cost and loan-to-value. It also solves the two numbers you actually negotiate on: the most you can pay for the land, and the lowest average sale price before the job stops making money. A sales register tracks each lot — buyer, exchange, deposit, sunset date and settlement — and re-runs the profit on the real sale prices as they come in. A developments list puts every site on one page, and there is a printable feasibility laid out in the order a lender expects. It is A$689 a month including GST, or A$6,890 a year.

No. The 30-day trial unlocks everything else, but not Development, and the Enterprise plan does not include it either. It is the one part of SmarteBuild that sits behind its own plan, so if the feasibility is what you want to try, start a Developer subscription rather than a trial.

Enterprise is for builders running more than one company or branch — franchises, groups and multi-entity businesses. On top of everything in Builder, it adds group features that are set up for you: price lists and supplier lists shared across every branch, one login with access to several companies at the same time, a switch between companies with a separate dashboard for each, users who can reach only the companies they need and only certain information within each one, and cost codes and estimate templates set once for the whole group, and Earned Value history: the S-curve of every job, and the job as it stood on any past day. It comes with dedicated onboarding, your existing data moved across for you, and priority support. It is priced to the size of the group, so talk to us.

Nothing costs extra. Every plan is one price for your whole company: unlimited users, unlimited storage and unlimited projects. Add the estimator, the site supervisor, the bookkeeper and the apprentices without watching a seat count.

Storage holds the plans and drawings you upload, and any other files you attach to a job — specifications, site photos, supplier documents and the like. It is unlimited on every plan under a fair-use policy; a normal builder never comes near it.

Yes, module by module. Every module carries its own permissions — view, add, edit, delete, and separately the right to see money — so a site supervisor can run the schedule, the diary and the call-ups without ever seeing a rate or a margin, and a bookkeeper can enter invoices without touching the estimate. Rates and totals are removed on the server for anyone without the money permission, not just hidden on screen. Administrators always have the lot.

Anyone who needs their own login, and there is no limit on how many. Every user has their own permissions and access, set per person — so a site supervisor can be given the schedule, the diary and the call-ups without seeing your margins, and a bookkeeper can enter invoices without touching the estimate. Give everyone their own login: it costs nothing and you keep the record of who did what.

No. SmarteBuild runs in a web browser on a desktop, laptop, tablet or phone, so it works on site as well as in the office.
